Building up to the boundary of your garden room can be a great way to maximise space, but it’s important to ensure you comply with local building regulations and consider factors such as neighbour relations, fire regulations, structural integrity, and access for maintenance.
Permitted Development Rights
In the UK, garden rooms often fall under “permitted development” rights, meaning you are unlikely to require planning permission if certain conditions are met. However, building close to or on the boundary may affect this. Typically, garden rooms must be at least 2 meters from the boundary if they exceed a certain height.
Height Restrictions: If your garden room is within 2 meters of the boundary, its maximum height should not exceed 2.5 meters. If it’s further away, higher structures might be allowed.

Building a garden room within 1m of the boundaries
To maximise space, many buyers prefer to position their garden room as close to the garden boundaries as possible. According to the regulations on the Planning Portal, garden rooms larger than 15 square meters and situated within 1 meter of any boundary must be constructed primarily from non-combustible materials.
At InFrame, we meet these requirements, as standard, so we are able to build closer to your boundary without the need to make changes to our build.
Building a new boundary
If the walls of your garden building are made from materials that are non-combustible and have a fire resistance rating of at least 30 minutes, you can build right up to or create a new boundary. Meaning the structure will be less likely to contribute to the spread of fire, satisfying building regulations.
This means that if you meet this criteria, you can make your garden room wall the new boundary of your property.

Neighbour Relations
If your new garden room is to be built up to a neighbours fence you should discuss your plans with your neighbours beforehand to avoid disputes. A good relationship with your neighbours can make the process smoother.
In order to build the garden room right up to your border, our team would need to access to your neighbours garden or alley way. If this is not possible then we would require 400mm to build.

By using non-combustible materials to build your garden room, you eliminate the need for the 1-meter gap, which can be a significant advantage in urban settings where space is limited.
