Do I need build control?
For small detached buildings like garden rooms, building regulations may not always apply. Here’s a quick guide to help you understand when they’re required:
Buildings Under 15m²
If your garden room’s floor area is less than 15 square metres and contains no sleeping accommodation, you won’t normally need building regulations approval.
Buildings Between 15m² and 30m²
For garden rooms with a floor area between 15 and 30 square metres, building regulations approval is not typically required as long as:
- The building contains no sleeping accommodation, and
- It is constructed at least 1 metre away from any boundary, or
- It is made substantially of non-combustible materials.
Buildings over 30m²
