A: Our garden rooms do not usually require planning permission as they fall within Permitted Development Rules under Class E.

However if you live in an area that requires planning permission, InFrame Space will competed any applications on your behalf.

A: PDR’s are rights to make certain changes to a building without the need to apply for planning permission.

To avoid planning permission being necessary, Class E instalments cannot be more than one storey high, and their height must be no greater than 4 metres if they have a dual-pitched roof, 2.5 metres if they are within 2 metres of the edge of the dwelling’s curtilage or 3 metres in any other situation.

A: Permitted development rights do not apply to flats or maisonettes, however it may be possible to install a garden room depending upon the conditions of your leashold agreement with the landlord. Some leasehold agreements may contain the terms “license to alter” or “license to alter with freeholders permission”. It is best to consult with your landlord and obtain permission.

A: Yes you can! 

We have a robust steel frame, non combustible system that allows us to build unto and on boundaries.

A: If access to your garden is limited then we will simply bring the structure through your home. Our bespoke model means that we can make the frame any size to fit restricted spaces.

A: InFrame Space structures are build using majority A1 classified non-combustible materials. Our garden rooms and extensions are designed and built to new build standards. The steel frames are produced in a controlled factory environment ensuring the highest quality controls. These are delivered to site and assembled quickly and efficiently. Due to these high specifications it allows us to build up to your boundary which maximizes the space in your garden.

A: Yes! We include electrical fitments such as, flush fit sockets and switches, lighting, heater and consumer unit, external wall lights all of which are installed by our NIC registered electricians. Connection to the house is quoted separately upon site survey and uses SWA cable for mains and Cat-6 data connections.

Air conditioning, LED lighting and TV media walls are also possible.
For annex buildings we can quote for additional features such as a kitchen/shower/etc under our bespoke design programme.

A: Our steel frame structure is design on a 300mm grid meaning that you can choose standard room sizes in multples of 300mm steel panels. I.E. 4.6m can be increased to 4.9m / 5.2m /5.5m etc.

Any other size garden room which falls outside our standard grid design requires bespoke panels to be manufactured at extra cost and therefore the design is classed as a bespoke design and quoted for as such.

A: Yes you can. We offer free Surveys Follwing our free survey we offer a design feasibility which includes proposed site plan | 3D images that bring your project to life | Bespoke internal layouts.

A: Yes you can, our bespoke garden rooms can be made to your specifications.

A: We work on you from initial design concepts and take your project all the way to completion and handover.

We complete all the groundworks, electrics, painting and decorating and will even fit your new TV. There will no need for you to find other trades to start or complete your project.

A: Yes. You can choose from natural timber such as thermowood, Siberian larch, Canadian western redwood cedar, or choose manufactured composite boards. For a contemporary look we offer zinc or aluminium cladding. For a traditional look we can offer brick slips to blend in with more traditional houses if you so wish.
A: Some clients like the patina of the wood naturally changing colour, if you wish to maintain an “as new” look then we suggest that you use a professional trades person to apply a suitable product as and when required. Our timber cladding is selected from the finest grade A timber from sustainable sources. Thermowood, Larch or Canadian Western Redwood Cedar (optional upgrade) are popular choices. Timber is a natural product, as such the apperance will change over time, timber has its own oils and resins which gradually depletes and results in weathering through exposure to the sun and elements.

A: Yes! Sedum roofs are possible and give a natural looking roof covering to fit in with the surroundings. As sedum roofs are heavier than standard roofs (up to 60kgs per sq/m when wet) it is necessary to design additional steel into the structure to support this additional weight.

A: Yes you can. We are able to provide an internal head height of 2.5 metres needed without the necessity for planning permission. We do this by lowering the unit into the ground.

We offer an additional “acoustic insulation package” Acoustic Pack including sound bloc plaster board, rockwool acoustic insulation and acoustic glass.

Standard: High density mineral/ rock wool slab insulation which has high acoustic values.

Yes, we can add extended decking at additional cost, this is also built upon our steel frame for a soild base and longevity. Decking can be made using composite boards for low maintenance.

A: The largest glazed area is the main doors, either sliding, bi-folds, French doors or Crittal style. We can fit additional windows to our gerden rooms in order to let in more light, another option are our beautiful glass rooflights, which are incorporated into the ceiling and roof to allow light to flood in from above.

In order to maximise your garden room interior space, if there is another location in the garden for a shed that would be best. However should space not permit this, we can build a storage space with an additional internal partition into the into the garden room with a concealed door.
