Restricted access
A question we often get asked is:
“Can you deliver and build the garden room through the house if there is no side or rear access?”
The answer is yes, in most cases we can.
This is something not many garden room companies are set up to do properly. It requires careful planning, the right system, and a team that understands how to work inside an occupied home without disruption.
Why Access Matters
Most garden room companies rely on large panels or pre assembled sections that need clear side access to the garden. If there is no wide gate, rear access or driveway, they often cannot proceed.
At InFrame Garden Rooms, we use a precision engineered steel frame system that is delivered in manageable sections. This allows us to transport materials carefully through:
Terraced houses
Properties with no side access
Homes with narrow passageways
Rear gardens only accessible through the house
Because our system is modular and assembled on site, we are not dependent on large cranes or oversized panels. However if crane access is possible, we can look at that option too.
How We Protect Your Home
When delivering materials through the house, protection and planning are critical. Our process typically includes:
Floor protection boards throughout access routes
Corner protection on walls
Dust control measures
Careful scheduling of material movement
Clear communication with the homeowner
We treat your home with the same respect as the finished garden room.
Are There Any Restrictions?
While we can usually work through the house, there are a few practical considerations
1. Minimum Access Width
Doorways, hallways and stair turns need to be wide enough to allow materials to pass safely. During our site survey, we measure all access routes to confirm feasibility.
2. Structural Limitations
We do not remove structural walls or alter your home to gain access. The route must be workable within the existing layout.
3. Finished Interiors
Recently decorated or highly delicate finishes may require additional protection and planning. We will advise you in advance.
4. Extremely Restricted Layouts
In rare cases where access is exceptionally tight, alternative solutions may need to be discussed.
However, these situations are uncommon.
Why Not Many Companies Offer delivery through the house
Most timber based garden room providers use:
Large pre built wall panels
Oversized roof sections
Delivery lorries that require direct garden access
As we build using a steel frame core, everything is constructed methodically on site. This allows us to work in spaces where others simply cannot.
Craning in your garden room materials
In some circumstances, we can also crane materials over the property. This is typically suitable where there is access over a garage, extension, or from a rear service road or neighbouring land with permission. A crane lift requires careful planning, clear lifting zones, and appropriate safety controls, but it can be an effective solution where internal access is not practical. While this approach is not required on most projects, it provides an additional option that allows us to deliver and build in locations where many companies would be unable to proceed.
Planning from the start
If your property has limited access, this is something we discuss at the very first consultation. We design the project with logistics in mind, not as an afterthought.
Many clients assume they cannot have a garden room because they have no side access. In reality, with the right system and an experienced team, it is rarely a barrier.
